A Big Reaction to a Small Space

There is no question that this home is a gem. It features a unique arched brick doorway and fireplace in the living room. But it’s also small – the laundry is crammed into the first-floor bathroom and the kitchen can only fit one person.

Katie proposed a market strategy to the owners that was designed to address the small space concern and maximize the number of people who would be able to see the home. She recommended working with a stager in order to show how furniture would actually fit in the home. The stager created separate “living” and “dining” spaces on the lower level showing how the space could be used for more than one purpose.

To reach the most people possible, Katie had professional photos and a promotional video shot. When the home was launched as “coming soon” in the listing service, Katie featured enough professional images of the home to drive interest. At the same time, the promotional video was seeded as an ad in social media in order to attract buyers to the listing. 

Thanks to these efforts the home was picked up by a local design blog, Exposed Brick DC. There were more than 50 showings of the home in the first two days it was on the market. The owners received 10 offers on their home and accepted an offer that had no contingencies and was $100k more than their list price.
